Wynyard Quarter Innovation Precinct

Stage 1, Stage 2 & Stage 3

Wynyard Quarter is one of the largest urban regeneration projects New Zealand has ever seen. What was once an industrial site, has now become a vibrant waterfront destination and a neighbourhood which will eventually be home to over 25,000 workers and 3,000 residents. 

Precinct is proud to have developed the Wynyard Quarter Innovation Precinct – the area’s commercial office building portfolio in partnership with Eke Panuku Development Auckland.  

This hub for creative industry is connected to the waterfront and Wynyard’s hallmark pocket parks by a laneway network, its activated by local iwi artwork and hospitality and is accessible by nearby public transport links.  

Central to the success of this project was our collaborative approach with local mana whenua and Council organisations. Wynyard Quarter is built on reclaimed land, so it was important to pay respect to the cultural significance and provenance of the area.  

With a total project value of around $500M, the different stages of the commercial development comprised five low-rise buildings totaling approximately 48,000 sqm of premium office space, including New Zealand’s leading flexible workplace provider, Generator. 

Stage 1

Mason Brothers

Completed in 2016, Mason Brothers was the first development completed by Precinct within Wynyard Quarter Innovation Precinct. It is an adaptive reuse of a large character warehouse that dates to the 1920s. The refurbishment, designed by Warren + Mahoney celebrates the rich industrial heritage of the building while pushing the boundaries in terms of contemporary workplace and the innovative environment.

12 Madden Street

Completed in August 2017, 12 Madden Street was New Zealand’s first and largest purpose-built co-working space, designed to give innovative companies of all sizes the best possible working environment in which to thrive.

Stage 2

10 Madden Street

Completed in 2020, 10 Madden Street is a dynamic new building designed to spark creativity and support modern, agile ways of working. Set across seven floors, the low-rise campus-style buildings in this area connect occupiers with public spaces, public transport and an excellent level of retail and hospitality amenity.

Stage 3

124 Halsey Street & 117 Pakenham Street

Currently under construction, these campus-style, low-rise buildings provide the last opportunity for waterfront offices in Wynyard Quarter. There is approximately 5,000 sqm of premium office space left for lease in this brand new development. Due for completion Q1 2025.
