One Queen Team finalist for the Auckland Property People Awards 2024

One Queen Street development team announced as a finalist for the Auckland Airport Best Team Award at the Auckland Property People Awards 2024.

The mixed-use redevelopment of the One Queen Street building, part of the second stage of the Commercial Bay project was a complex and high-profile undertaking. Central to the delivering this world-class waterfront redevelopment project was a core team with exceptional capability and experience including:    

  • Iain Purdie - Project Director, One Queen Street 

  • Paul Singleton – National Operations Manager 

  • Michael Harman – Development Manager  

  • Lauren Joyce – Head of Auckland, Office  

  • Andrew Trounson – Retail Centre Manager, Commercial Bay 

This team brought a wealth of knowledge and experience to this project, specifically, Iain who led this project, providing strong direction and timely decisions to ensure the project kept on track.  

Our National Operations Manager, Paul played a pivotal role in overseeing and optimising the operations across this project. Paul’s deep knowledge and passion were instrumental in making the right decisions to fully integrate the existing building into the Commercial Bay retail precinct. His expertise in adaptive reuse, sustainability, and design enabled the project team to navigate the complexities of merging old and new structures seamlessly.  

On the operational side, Andrew played a critical role in ensuring that the retail centre’s daily operations continued smoothly throughout the redevelopment process. His ability to manage logistics, coordinate with clients, and address operational challenges in real-time was essential in minimising disruptions.  

Michael and Lauren’s expertise and coordination were pivotal to the successful delivery of the One Queen Street project. Their ability to manage across disciplines, timelines, and budgets ensured that the project not only stayed on track but also met the high standards required for this redevelopment.  

Lauren’s strength in technical execution and her strategic approach to stakeholder management were key factors in the smooth collaboration among the project’s key stakeholders. She had a significant role in securing the management agreement with InterContinental Hotels Group (IHG), bringing one of the world’s most recognised luxury hotel brands to the project.  

The One Queen Street project showcases the power of adaptive reuse and sustainability when combined with forward-thinking leadership. By embracing a long-term perspective and leveraging the expertise of a skilled team, Precinct was able to deliver a project that met its business objectives as well as setting a benchmark for sustainable redevelopment. This approach highlights the importance of considering environmental, social, and economic factors in modern construction and redevelopment projects. 

Having a sustainability focus on the project meant that a comprehensive review was undertaken to determine and understand different sustainability considerations for the project. This included the associated CO2 emissions of a project of this scale. The LCA analysis provided insight into not only where the material impacts of carbon are in a building, but how adaptive reuse offers a viable option when looking at development schemes.  

Having an ability to manage stakeholders and ensure all parties were informed and aligned throughout the project was a key priority. With a proven record of delivering projects on time and to the highest standard, the team were pleased to work in partnership with LT McGuinness again.   

Like many large-scale projects, the One Queen Street redevelopment also faced challenges from fluctuating market conditions and economic uncertainty. Supply chain disruptions, rising material costs, and labour shortages all exacerbated by global events like the COVID-19 pandemic put pressure on timelines and budgets. In addition, extreme weather events causing flooding meant the project team faced numerous unanticipated hurdles. The team’s commitment to collaboration was evident and they remained agile and adaptable to ensure the delivery of the project remained on track.  

The success of the One Queen Street project was not just a result of technical expertise but also of a team that functioned seamlessly as a cohesive unit.
